How much does it cost to sealcoat and stripe a commercial parking lot in Jackson?
Both are priced by square footage and stall count, adjusted for condition and access. Small lots cost more per square foot than large open lots because mobilization is a fixed cost. The biggest single lever on your price is bundling: crack repair, sealcoat, and striping in one visit costs far less than three separate trips. We measure on site and give one firm written number.
How often should a commercial lot be sealcoated in central Mississippi?
Every two to three years for most commercial lots. Intense UV, summer pavement temperatures well over 130 degrees, and more than fifty inches of rain a year break down unsealed asphalt fast here. A regular cycle costs a fraction of what an overlay or reconstruction costs.
Do you do new paving or replace a whole parking lot?
No. We are a pavement maintenance specialist: striping, sealcoating, crack sealing, patching, ADA compliance, fire lanes, and traffic hardware. We do not sell new asphalt construction, overlays, or full replacement. If your lot has failed past the point where maintenance makes sense, we will tell you that straight and point you toward getting it bid properly.
Will we lose parking while the work is done?
Rarely all of it. We phase large lots in sections so part of your parking stays open, put up barricades and signage, and give you a firm reopen time. We plan the schedule with you so the work lands when it costs your business the least.
How long does a lot have to stay closed after sealcoating?
Typically twenty-four hours before vehicle traffic, sometimes less in hot dry weather. Striping goes down after the sealer cures. Phasing the lot means you are rarely without any parking at all.
